Fees
For our full management service landlords will be charged 10% of the monthly rent. A minimum monthly fee of £40 pcm is required and we will provide the following services – Supervising the transfer of gas, electricity and council tax accounts into the tenants name, receiving rental payments monthly in advance, preparing a monthly rental statement and paying the landlord promptly, inspecting the property periodically and reporting any problems, arranging any necessary repairs or maintenance (see AJP Property Maintenance below), keeping in touch with the tenant on a routine basis and monitoring and arranging the necessary safety certificates (CP12 Gas Safety and Electrical Inspection). Re-letting the property where necessary and continuing the process with the minimum of vacant periods to ensure you receive the optimum return from your property.
FEES: ALL INCLUSIVE OF VAT
(a) Lettings Management: £300
(b) Management Commission: equivalent to 10% residential property and 12% for houses of multiple occupancy of rental received.
(c) Preparation of Inventory: £250 (up to four bedrooms, we can provide a price for any larger properties) only to be completed at The Owners request.
(d) Preparation of inventory and check-in combined: To be agreed between The Owner and The Agent
(e) Check-out: To be agreed between The Owner and The Agent
(f) Issue of Notices and corresponding paperwork: £90
(g) Deposit Registration: £54
(h) For managing a formal deposit dispute: £96
(i) For assembling/submitting a Government Selective License application: £180
(j) Tenant find: 60% of the first months rent or £500 whichever is greater
(k) Administration fee for tenancy renewals: £50
(l) Administration fee for repairs/replacements arranged: Up to a value of £150 this will be £15 any invoice for the sum of £151 or over will be 10% of the total invoice
